Sell with us
Your propertydeserves more thana portal listing.
Three stages, and the first one is a visit. We do not put a number on a property we have not stood in.
There is no instant valuation on this page on purpose. A figure produced by multiplying square metres by an area average feels authoritative and is worthless, and the first thing it does is anchor you to it.
We visit.
Within 48 hours, and we bring the comparable sales from the last year with us.
We produce the story.
Photography, a floor plan drawn properly, and a short film where the property earns one.
We take it to market.
Our own list first, then the portals. You see every enquiry and every offer as it comes in.
The market
What we areactually seeing.
An observation rather than a forecast. We will tell you what is transacting; nobody honest will tell you what happens next.
Renovated stock in Achrafieh and Gemmayzeh continues to move faster than anything unrenovated, and buyers are asking about power and water before they ask about the kitchen. Mountain and coastal properties are being bought to use rather than to let. Land with a permit already issued is trading at a premium to land without one, which was not the case three years ago.
Written this quarter and updated when it stops being true.
Buyers
Sample notes. Tallet is a concept, so these are written for the demo and are not real buyers.
We looked at four buildings on that hill. This was the only one where the balcony was deep enough to actually use.
R. H.5/5
I bought from Paris and saw it over video three times before I signed. Nobody rushed me.
M. A.5/5
The payment plan is tied to the structure, which is the only reason I was comfortable buying off plan.

Questions
Questions,answered plainly.
If the answer is a range rather than a number, it says so.
The standard fee in Lebanon is 2.5% from each side on a sale, and one month's rent on a letting. It is agreed in writing before we start and it does not change afterwards.
We prefer them and we do not require them. An exclusive mandate is what makes the film, the photography and the portal placement worth doing properly; without one we will still list the property, with a lighter production.
Yes. Ownership by a foreign national is subject to a permit and to limits on total area, and both depend on nationality. We will tell you what applies to you before you view, not after you offer.
One year, renewable, with the rent usually paid in two or four instalments and a deposit of one to two months. Contracts are in Arabic; we provide a translation and your own lawyer should read it.
Yes, and about half of what we sell is first seen that way. A live walk-through at your local time, and a recording afterwards so you can watch it again with someone else.
Yes, and most enquiries on this project come from outside Lebanon. Viewings are done live over video, documents are exchanged electronically, and where you cannot travel to sign, a power of attorney is usually arranged through a Lebanese consulate. Whether that applies in your case depends on your nationality and your own lawyer's advice.
On delivery, once the final instalment has cleared. Until then you hold a signed sale contract registered with the developer. Foreign nationals can own property in Lebanon subject to a permit, which the sales office will explain against your specific situation rather than in general.

Come andstand in it.
The sales office is on the site, and the fastest way to understand a floor is to stand on it. If you are abroad, the video viewing does most of the same work.
