There is no instant valuation on this page on purpose. A figure produced by multiplying square metres by an area average feels authoritative and is worthless, and the first thing it does is anchor you to it.

An observation rather than a forecast. We will tell you what is transacting; nobody honest will tell you what happens next.

Renovated stock in Achrafieh and Gemmayzeh continues to move faster than anything unrenovated, and buyers are asking about power and water before they ask about the kitchen. Mountain and coastal properties are being bought to use rather than to let. Land with a permit already issued is trading at a premium to land without one, which was not the case three years ago.

The standard fee in Lebanon is 2.5% from each side on a sale, and one month's rent on a letting. It is agreed in writing before we start and it does not change afterwards.
